Rental Agreement– Casa Maydell LEGAL REQUIREMENT According to our Spanish Lawyer it is a legal requirement in Spain that we submit passport/identity card details of our holidaymakers over the age of 16 years. We do realise that this is an imposition, but are also sure you are happy for us to be fully compliant in administration of our villa. Hence it is a condition of this booking that a scan (or photo) of the passport/identity card of all travellers over 16 years, be sent to us. All information is subject to change without notice. Any exceptions to the policies mentioned above must be approved in writing in advance. CHECK-IN TIME is AFTER 4 P.M. AND CHECKOUT is 10 A.M. NO Early check-in or late checkout. KEYS AND ALARM FOB A set of keys and the alarm fob for the Villa will be found in the keysafe at the front gate. Please ensure that you leave all the keys in the correct place when you leave. ALARM The property is protected by a monitored alarm system so it is important that you cancel it when arriving and reset it when leaving. As you enter the conservatory you will trigger the alarm and have 30 seconds to put the key fob over the centre of the keypad next to the main door. On leaving the property the system should be armed be pressing the “House” button on the bottom left of the keypad then pressing the fob against the centre of the keypad. This will start the timer and you have 30 seconds to exit the property. CCTV The perimeter of the property is monitored by CCTV for your security. There is no CCTV coverage of the pool or patio areas so that you have privacy. SMOKING - This is a NON SMOKING property. PETS are not permitted in rental units under any conditions. SECURITY / RESERVATION DEPOSIT A security deposit of €250 is part of the agreement. This will not be taken, provided the following provisions are met: • No damage is done to property or its contents, beyond normal wear and tear. • No excess usage of air conditioning units has occurred (see air conditioning fair use policy) • No attempt has been made to alter any settings in the perimeter CCTV. No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. All debris, rubbish and discards are placed in rubbish bins, and soiled dishes are placed in the dishwasher and cleaned. • No infringement of pool rules (see below) • No keys or fobs are lost and all are left in the locked keysafe in front of the villa. • The safe is left empty and open. • All degradable foods and fruits are disposed of. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. • No early arrival or late departure. • The renter is not evicted by the owner (or representative of the owner) or local law enforcement. AIR CONDITIONING FAIR USE POLICY The 3 air conditioning units will help make your time in the villa comfortable, however electricity is expensive. The villa has been priced assuming fair use of this system and so please ensure the following: • Make sure all doors and windows are closed while the units are in operation. • Do not set the temperature too low (20 deg c is very comfortable) • (Remember you are in a hot country and it might take a few days to acclimatise) Limit the usage to one or two hours a time (the villa will stay cool if the doors and windows remain closed.) A monitoring system is in place and if excessive usage is seen a proportion of the damage deposit will be taken to compensate for the excess electricity used. POOL RULES Pools are dangerous, please be careful - don’t have an accident Please shower before entering the pool to wash off excess sun-screen. Failure to do this will leave an oily film on the surface and the chemical balance can be affected.(we reserve the right to make a charge towards additional pool cleaning is this is not adhered to) • The Villa owners or maintenance staff are not responsible for any accidents or incidents however caused • As there is no lifeguard. Swim at your own risk. • Children are allowed to swim or play in the pool only when adults are present. • Maintain constant supervision over children. • Walk slowly in the pool area - wet tiles can become very slippery. • No roughhousing, dunking, pushing, or wrestling. • Keep the area clear of clutter, debris and toys. • No swimming at night, in rainy weather, or in thunderstorms. • No eating, drinking or chewing gum while in the pool. • No glass near the pool. • Keep gates to the pool area closed at all times. • Pool covers should be completely removed prior to pool use. • Babies must wear a snug swim nappies and a swimsuit. • Please remove bobby pins and hair pins before entering the pool as these items can clog the filter system. • Please do not throw rocks or metal objects into the pool as they can damage the bottom. PAYMENT The payment amounts and timescale will have been advised to you by the rental agency. All requested payments must be made promptly. CANCELLATIONS The refund policy will have been advised to you by the rental agency. Cancellation or early departure does not warrant any refund of rent. MAXIMUM OCCUPANCY The maximum number of guests is limited to five (5) persons. MINIMUM STAY This property requires a four (4) night minimum stay If a rental is taken for less than four days, the guest will be charged the four-night rate. HOUSEKEEPING Clean bed linens, bath towels and beach towels are included. Daily maid service is not included. However cleaning and new linen and towels are available after one week of a 2 week booking for and an additional rate. FALSIFIED BOOKINGS Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. PARKING There is ample parking and a car port for your use in the villa grounds. BARBEQUE The brick barbeque is available for your use and a stock of charcoal and firelighters is also available. Please ensure the barbeque is cleaned out and ash emptied in the metal can by the barbeque. The shelves are better cleaned while they are still warm, and a wire brush/scraper is available for this purpose. Please replace any charcoal and firelighters that you use so that it is available for the next guest. FIREPLACE The fireplace is a vented log fire. Logs are available in the woodstore behind the pool. A switch on the bottom of the fire right blows hot air into the room. There are 2 fan speeds and the fan will automatically stay on while the fire is hot. Please ensure the fire is cleaned out and ash emptied in the metal can next to the barbeque. GAS BOTTLES The hot water boiler, and the cooker hob run form 2 gas bottles outside the villa. There should be plenty of gas available for your stay, and one spare bottle will be left behind the villa should you need it. If you are not familiar with changing this type of bottle please call. (If at first you do not get gas through check that the black “skirt” under the regulator is fully pushed down and that valve is “flipped” the correct way – these are common problems) HOT WATER SYSTEM As the villa is relatively large there are long pipe runs from the water heater to the bathrooms, in order to get the hot water through as quickly as possible make sure the mixer taps are turned fully clockwise until the hot comes through, this also saves wasting cold water. WATER Water in Spain is expensive, please use it sparingly. Although the locals say it is fit to drink, we prefer to use bottled water for drinking. Large bottles are available in the supermarket. SEPTIC TANK Like many Spanish rural villas there is no main drainage, instead there is a septic tank. The septic system is very effective; however, it will clog up if improper material is flushed. When used properly it is very effective. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. (If it is found that other products have clogged the septic system, we reserve the right to charge you for repairs of up to two hundred euro (€200). The flow into the tank is limited and you might find that water runs away slowly if several drainage actions (shower, bath, washing machine, dishwasher occur at the same time.). This is not a fault; it is an inherent factor for this type of drainage system. If you see water backing up please stop the flow for a few minutes to allow it to drain. INSURANCE It is your responsibility to take out adequate travel insurance and cover for the duration of your trip.
